in the name of the actual owner of the property by the Tamil Nadu government. It can be obtained from the Tahsildar&#8217;s office of the particular district or Patta online application can also be filed. Usually, Patta contains the following information:<\/p>\n<ul>\n<li>Name of the District, Taluk, and Village<\/li>\n<li>Patta Number<\/li>\n<li>Name of the owner<\/li>\n<li>Survey number and subdivision<\/li>\n<li>Is it a Wetland or a Dryland (Nanjai Nilam and Punjai Nilam in Tamil)<\/li>\n<li>Area of the land and Tax details<\/li>\n<\/ul>\n<p>The seller of the property must have valid Patta for the land that he is going to sell for a clear property\u00a0title. The form is issued either in the name of the owner or the names of the co-owners (in case of joint holdings).\u00a0\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Patta could be used in the case of any disputes to the entitlement of the property.\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">In case of sale or transfer of the property, Patta will be the main determinant of the ownership of the property.\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">And if the government wishes to ascertain land, then it has to pay the compensation to the Patta holder (since it signified the first right to the title over that property).\u00a0<\/span><\/li>\n<\/ul>\n<h2 id=\"Chitta\"><span class=\"ez-toc-section\" id=\"What_is_Chitta\"><\/span><strong>What is Chitta?<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>It is also a government document maintained by the Village Administrative Officer (VAO) and the Taluk office pertaining to immovable property. You can also access Patta Chitta online or by approaching the concerned Taluka office.
